Trailhead · Land deals

Got land? Get it scored.

Trailhead is where Dan Ventures land deals start. Owners, brokers and wholesalers: submit a land deal and Liftie, our review assistant, scores it out of 100 in about a minute. Deals that qualify get a review meeting with our team and the partner who focuses on that kind of property, booked straight onto Daniel Kaufman's calendar.

Submit a land deal

About five minutes, one step at a time. The more you can tell us about zoning, utilities and price, the more useful the score. RV and mobile home park owners get the Mr. Good Container Homes park intake instead.

About you

Who should we send the score to?

Best use

What type of property or opportunity are you inquiring about?

Your role

How are you connected to this land?

Location

Where is the land? An address, a parcel number or at least the city, plus the state.

Size and price

How big is it, and what's the asking price? Without a price, price and economics can't score above 8 of 20.

Zoning and access

What's the zoning, flood zone and road access? Skip anything you're not sure about.

Utilities and permits

Which utilities are at or near the site?

Terms

What's the seller's timeline, and what terms are on the table?

The story

Tell us about it. Why this land, what's around it, and anything we should know.

Documents

Upload up to three PDFs or photos, 8 MB each. A survey, site plan, offering memo or zoning letter helps the most.

Please don't send bank details or ID documents.

    Review and submit

Check your answers, then send it to Liftie for scoring.

    How scoring works

Liftie scores five areas worth 20 points each, for the use you choose. Missing basics cap the score: without an asking price, for example, price and economics can't score above 8.

    20 points

    Location & market

Demand and growth for the intended use, access, nearby jobs and services.

    20 points

    Price & economics

The asking price against value per acre or per unit, and whether the numbers can work.

    20 points

    Zoning & entitlements

Whether zoning allows the use, and how far along approvals and permits are.

    20 points

    Site readiness

Utilities, road access, topography, flood zone, wetlands and environmental risk.

    20 points

    Fit & terms

Fit with Dan Ventures and our partners, the seller's terms and timeline, and how complete the information is.

Deals that score 70 or more qualify for a review meeting. Every submission gets its score and next steps by email.

    Who sees it

Daniel Kaufman's team reads every deal. Qualifying deals also go to the partner who focuses on that kind of property: our modular, container, RV park, mobile home park and workforce housing partner; our affordable housing partner; or our data center partner. We'll add more partners over time.
